A Process Built Around Alignment Early

We've found that the biggest problems on construction projects don't start on the job site. They start much earlier, when the scope isn't clear, when budget expectations don't match reality, or when design decisions get made without the builder at the table.

Our process is designed to prevent exactly that. We create alignment around your goals, your budget, and your timeline early, then carry that clarity through every phase of planning, pricing, and construction. It's a structured approach built to reduce surprises, support informed decisions, and keep complex projects moving with purpose.

Step-by-Step Process

Initial Inquiry & Discovery Call

Every project starts with an honest conversation. We want to understand your goals, your timeline, your budget expectations, and your vision. This isn't a sales call; it's a working discussion focused on whether the project makes sense and whether we're a good fit for each other. We take that part seriously.

Site Visit, Feasibility Review & Budget Alignment

After the initial call, if there’s a good fit, we schedule a site visit to better understand existing conditions, constraints, and opportunities. This allows us to evaluate feasibility alongside your goals and begin translating vision into reality.

We provide early guidance on scope, major cost drivers, and realistic budget ranges so you can make informed decisions before moving deeper into design.

Soft Bid Proposal

Once there’s an early design direction or schematic plans, we prepare a soft bid to establish a clear, high-level budget. This step helps confirm alignment early and ensures both sides are moving forward with shared expectations before entering more detailed design and pre-construction work.

Pre-Construction & Design Collaboration

We coordinate closely with your architect and designer as plans are finalized, aligning scope, budget, and key details so everything is clearly defined before construction begins.

Detailed Pricing & Contracting

Once drawings and specifications are finalized, we prepare a comprehensive, line-by-line proposal that defines the full scope of work.

We review everything together, answer questions, and make any necessary adjustments until there is full alignment. From there, we move into a formal construction agreement and begin scheduling and procurement.

PROJECT PLANNING & MOBILIZATION

Before construction begins, everything is in place. Selections are finalized, long-lead items are ordered, and the schedule is fully developed.

You’ll meet your Construction Team, understand how communication will work throughout the build, and know exactly what to expect from start to finish.

Construction Phase

We manage the build with consistent communication, documented decisions, and a focus on quality at every phase. You won't be left wondering what's happening on your project. We give you regular updates, scheduled site meetings, and the kind of responsiveness that keeps things moving and keeps you confident.

Project Completion & Move-In

As the project wraps up, we conduct thorough walkthroughs, address every punch-list item, and make sure everything meets our standards and yours before you move in. Final inspections, closeout documentation, and a clean handoff. That's how we finish.
